Tile ordering is not simply floor area divided by tile area. The supplier sells complete boxes, cuts create offcuts, and a later repair is easier when matching tiles from the same batch are available.

Measure net floor area room by room
Multiply the finished internal length by width. Break L-shaped or irregular spaces into simple rectangles and add their areas. Measure from the intended finished faces, and keep skirting or wall tiles in a separate calculation.
Choose a realistic wastage allowance
- Use a modest allowance for a simple straight layout in a regular room.
- Allow more for diagonal patterns, many corners or fragile large-format tiles.
- Confirm whether the box label states pieces, square metres, or both.
- Round up to full boxes; suppliers rarely sell a precise calculated fraction.
- Keep a few matching tiles for future plumbing or electrical repairs.
Budget beyond the tile itself
A complete finishing allowance may also include adhesive or mortar, grout, spacers, trims, surface preparation, transport and labor. Record the delivered boxes and damaged pieces so the final consumption can be compared with the estimate.
