Buyers, NRN families and lenders all need a number, but they often mix three different questions: what the bare land is worth, what the building is worth, and what a bank will lend against.

Step 1 — Convert the plot to a single unit
Brokers quote per aana in the hills and per kattha or dhur in much of the Terai. Architects work in square feet. Convert everything to one system before you multiply by a rate. Step 2 — Price bare land from local comps
- Ask for recent registered sale rates on the same road class—not aspirational asking prices.
- Adjust for road width, shape, slope, flood risk and setback loss.
- Enter that rate per aana, ropani, kattha or sq. ft. in the calculator.
Step 3 — Optional building residual
For a built house, a simple planning method is replacement cost minus depreciation: built-up area × today’s rebuild rate × (1 − age/economic life). This is not a bank valuation report, but it stops people from adding the full new-build cost of a twenty-year-old structure.
