What each area actually includes

Carpet area: usable floor inside the walls. Bedrooms, living, kitchen, bathrooms and internal passages—the space you can furnish.
Built-up area: carpet area plus the thickness of internal and external walls, plus balconies and internal shafts. Usually 20–25% above carpet.
Super built-up area: built-up area plus your proportionate share of stairs, lift lobby, corridors and common facilities. Used mostly by apartment sellers.
A rate quoted "per sq. ft." means very different money depending on which of these three the seller measured. Get the basis in writing before comparing quotes.
