Material shortages, festival holidays, labour migration, design changes, difficult site access, foundation surprises and funding gaps all extend a build. Agree a dated programme with milestone dates in the contract, and track actual progress against it.

How the programme is built up
Stages are listed in sequence but real sites overlap them—electrical rough-in runs alongside masonry, painting starts on lower floors while upper floors tile.
The "fast" pace factor assumes that overlap plus a larger crew; it is not achievable if a single mason gang does everything in order.
RCC framed floors are given more days per floor than load-bearing walls because of shuttering, curing and striking time.
Curing is the one stage you cannot compress. Cutting slab curing short to save two weeks is how long-term cracking starts.
