The same three-bedroom house can cost wildly different amounts depending on where you build it. Why the same house costs far more in one country than another

Construction cost is usually quoted per unit of floor area—per square metre or per square foot—excluding the land. That single rate hides a lot of moving parts:

  • Labour rates. Wages in Australia, the US or the UK are many times higher than in Nepal or India, and labour is a large share of any build.
  • Material availability. What is cheap and local in one country is imported and expensive in another—timber in North America versus cement and steel in South Asia.
  • Codes and energy rules. Seismic design in Japan and Nepal, energy ratings in the UK and EU, and cyclone or bushfire rules in Australia all add cost.
  • Finish level. Basic, standard, premium and luxury finishes can swing the total by a factor of two on their own.

As a rough 2026 orientation: Australia runs about A$1,600–3,900 per m²; the US about $150–300 per sq ft; the UK about £1,775–3,000 per m²; the UAE about AED 350–800 per sq ft; Japan about ¥200,000–350,000 per m²; and Nepal around NPR 4,500 per sq ft for a standard RCC build. Timber, steel or concrete changes both the price and the carbon

The structural system is one of the biggest early decisions, and the “right” answer is not the same everywhere. Timber and light-gauge steel framing dominate in the US, Canada, Japan and much of Australia, where they are fast and relatively cheap. Reinforced concrete (RCC) with masonry infill is the default in Nepal, India and the Gulf. Choose a method that is uncommon in your country—an imported timber frame in Kathmandu, say—and you pay a premium for materials and specialist labour.

Every build now has a carbon number, not just a price

Embodied carbon—the CO₂ released making and transporting your materials—matters everywhere, and cement, concrete and steel are the biggest contributors.
