Planning estimate only—not a quotation, BOQ or contract price. Defaults are not guaranteed market prices. Structural repairs, full wall rebuilds, imported sanitaryware beyond your fixture rate, false ceiling, vanity cabinetry, glass partitions, GST/VAT, design fees and mid-project upgrades are outside these lines unless you add them. Confirm rates with current local tile, waterproofing and plumbing contractors.

What this estimate assumes

Scope notes for a practical bathroom budget

  • No tile double counting. Floor tiles use length × width only. Wall tiles use perimeter × wall tile height − openings. Floor area is never added into wall area.
  • Waterproofing surface. When included, waterproofing = floor area + net wall tile surface (membrane under both), charged only on the waterproofing rate—not re-added as tile area.
  • Fixtures. Count WC, basin, shower set, mixer, mirror light, etc. as separate fixtures if you want item-level control; average rate × count is a planning shortcut.
  • Optional packages. Turn demolition, waterproofing, plumbing or electrical off when those scopes are already covered elsewhere or not required.

Formulas used

  • Floor area = L × W × bathrooms
  • Wall tile area = [2 × (L + W) × tile height − openings] × bathrooms
  • Waterproof area (if on) = floor area + wall tile area
  • Subtotal = demo + waterproof + floor tiles + wall tiles + fixtures + plumbing + electrical
  • Planning budget = subtotal × (1 + contingency%)
